A 40 ft frontage changes what is possible. It allows a wide living frontage, genuine car parking within the plot and the option of a courtyard. This is the configuration for a family building a long-term home rather than a first investment, and its scarcity within the layout supports its resale position.

These need individual assessment. Some are genuinely desirable, a wider frontage than the standard grid allows, a corner position, or a boundary onto a park rather than another plot. Others are difficult to build on efficiently once setbacks are applied to an irregular shape.
An odd-sized plot should never be bought from the layout drawing alone. The individual plot drawing, with measured dimensions on every boundary, is essential, and an architect should confirm the buildable footprint before commitment. The price per sq ft may look attractive; the usable area is what is actually being bought.
How to Choose Your Plot
Within the same dimension and the same price, plots are not equal. These are the factors that actually affect what you can build and what the plot is worth later:
- Road width. A plot on a 12 m road has better access and better resale than the same plot on a 9 m road. Ask which road serves your plot.
- Orientation. East and north-facing plots command a premium in this market. Whether that matters to you is personal; whether it matters to your future buyer is not.
- What adjoins each boundary. A plot backing onto a park, the forest zone or open space is materially different from one enclosed by three other plots, in light, in air and in price.
- Corner position. Two road frontages give design freedom and better ventilation, usually at a preferential location charge.
- Distance to the clubhouse. Close is convenient; very close can mean noise on event evenings.
- Levels. Ask about the natural ground level relative to the road. A plot significantly below road level carries drainage and filling costs that never appear in the price sheet.
